North End Lofts Income Qualification FAQ
Are all homes at North End Lofts income-restricted? No. North End Lofts offers a mix of market-rate and affordable homes. A portion of units are designated as affordable and subject to income qualification requirements. Our leasing team can tell you which homes are currently available in each category.
What does "income-restricted" mean? For the affordable homes at North End Lofts, your household income must fall at or below 60% of the Area Median Income (AMI) for the Boise area. This ensures those homes remain accessible to people who earn moderate incomes.
What is AMI? AMI stands for Area Median Income. It's a figure set annually by the U.S. Department of Housing and Urban Development (HUD) based on the local area. For 2025, the median income for a household of four in the Boise City area is $108,800. Income limits are calculated as a percentage of that figure, adjusted for household size.
What are the income limits to qualify for an affordable home? Your total gross household income must be at or below the following amounts:

What counts as income? Income includes wages, salaries, tips, self-employment income, Social Security benefits, pension payments, child support, alimony, and most other regular sources of income for all adult members of your household. How is household size determined? Household size is the total number of people who will live in the home. The limit that applies to you is based on that number.
Do full-time students qualify? Households made up entirely of full-time students are not eligible for an affordable home at North End Lofts. However, a household made up entirely of full-time students may still qualify if at least one of the following applies:
- The household members are married and file a joint tax return
- The household receives TANF (Temporary Assistance for Needy Families)
- The household is a single parent with dependent children
- A household member receives JTPA (Job Training Partnership Act) benefits
- A household member was formerly in foster care
